Torch down roofing (sometimes referred to as “torch on” roofing) is so named because it requires an open-flame propane torch. In this installation method, sheets of modified bitumen are rolled out onto the roof, and a roofing professional uses a hand-held propane torch to heat the material and adhere it to the surface.
The number one issues found in torch down roof system is that the seams were not adhered properly, often after installed “fish mouth” openings are left allowing moisture to build in insulation and later becoming a leak. Though you may not have leaks in all openings. Water is definitely getting into insulation and will become a leak in the future
